Is MM’s buyer commission really 0%?

Yes. On a developer sale, MM charges the buyer no separate agency commission. We support your selection, payment, registration and handover.

Rental management services and transaction expenses are agreed separately. Resale terms are stated in the individual offer.

What does purchase support include?

From the first conversation to ownership registration and handover: comparing options, developer liaison, agreeing terms, and help with payments, documents and acceptance.

After purchase, you still have a local team. We help with ownership matters, preparing the residence for use and rental management under a separate agreement.

What does “100% ownership” mean?

For a Freehold condominium, it means full ownership in your name, not a fixed-term lease. Foreign buyers can register ownership when the transaction meets the applicable requirements.

We check the selected residence’s tenure and foreign-quota eligibility before reservation.

Can a Russian citizen buy a condominium?

Yes. Russian citizens can purchase condominium ownership in Thailand under the rules for foreign buyers.

MM helps check quota availability, prepare documents and arrange a workable payment route for the sending country and the banks involved.

What is the foreign ownership quota?

Foreign ownership is limited to 49% of the combined unit floor area in a registered condominium. It is an area limit, not simply a count of apartments.

Before registration, we check quota confirmation for the selected residence.

How does Leasehold differ from Freehold?

Freehold is ownership of the residence. Leasehold is a right to use it for a contractual term. The catalogue identifies these tenures separately.

We explain the selected option before reservation. A promise of a future extension is not an already registered right.

Can I complete a purchase remotely by video call?

Yes. In eligible cases, MM arranges remote completion with a video call, without the buyer travelling to Thailand. Identification, signing and required documents are agreed in advance.

The video call forms part of the coordinated process; ownership is established through official registration. We confirm eligibility for the project and buyer.

How can I pay in a way that works for me?

Tell us where the funds are held, their currency and your preferred method. MM helps coordinate a lawful payment route, timing, payment reference and supporting documents.

We check feasibility in advance with the banks, developer and ownership-registration requirements in mind.

Which documents should I prepare?

The list depends on the buyer and transaction structure. It commonly includes identification, the contract and payment evidence; foreign Freehold also requires the relevant acquisition and banking documents.

MM prepares a checklist for your purchase. For remote completion, we agree the representative’s authority and document-certification requirements in advance.

Can annual property tax be as low as 0.02%?

Yes. An applicable residential category can be taxed at 0.02% of the assessed taxable value. At that rate, a THB 5 million tax base gives THB 1,000 a year.

The rate and exemptions depend on use, value and property status. This is separate from condominium maintenance, calculated using the residence’s area and the project tariff.

Who pays for ownership registration?

Registration costs are commonly shared by the buyer and developer. With an equal split, the buyer’s indicative share is 1% of the assessed value. Under a promotion, the developer may cover this cost as a purchase benefit.

For your selected residence, we show your actual share, applicable incentives and their conditions in advance, with the terms documented before reservation.

Does the residence come with finished interiors?

Many new developments hand over residences with finished interiors.

Furniture, appliances, kitchen equipment and move-in readiness depend on the project and package. We check the included items for the selected unit and the handover date for off-plan property.

Do I need to buy a parking space separately?

In projects with communal parking, a separate space is usually not purchased; parking access follows the condominium rules.

We confirm the allocation for your residence, vehicle limits and any charges. Communal parking does not always mean a reserved bay or an available space at every moment.

Can MM manage my residence for rentals?

Yes. We can discuss rental management, including preparing the residence, marketing it, guest service and ongoing matters. Services, location coverage and terms are agreed separately.

Before launch, we check condominium rules and the permitted rental format. Returns and occupancy are not represented as guaranteed outcomes.

What happens after I receive the keys?

We stay in touch after completion. We help with ownership matters, liaison with the juristic person and arranging the residence’s ongoing use.

Live in it, visit for holidays or discuss rental management. We agree the services that fit your plans.

Are catalogue prices and availability confirmed?

Listings show the asking price and, where available, the price-list date. Before reservation, we confirm the selected unit’s availability and current terms directly.

A price-list date is not treated as a separate verification. Promotions and included benefits are checked for the individual offer.

Do the images show the exact residence?

Actual residence photos and project imagery are labelled separately. A gallery may include the grounds, showrooms and developer renderings.

We check the selected unit’s layout, view and furnishings. A general project image is not a promise of the view from that residence.
